The Moment the House Starts to Feel Different

The kids are grown and the rooms are quiet. The home you built together, once full of noise and activity, now holds just the two of you. It is the same kitchen table and the same couch, and yet everything feels a little different. For many couples, this is when the first conversations about downsizing begin.

A Chance to Choose How You Want to Live

Many couples I work with describe wanting something simpler at this stage: fewer things to maintain, more time together, and room for travel or new interests. Moving to a home that fits your life today can make that possible. The home you needed twenty years ago was built around a busy family, and your needs have changed since then.

Questions to Talk Through Together

  • What would an ordinary weekday look like in your next home?
  • How much space do you want to maintain, inside and out?
  • Where do you want to live in relation to family and friends?
  • What plans, such as travel or new hobbies, should your next home make easier?
  • What timeline feels comfortable to both of you?

You may not agree on every answer right away, and that is normal. Talking it through early gives you both time to find common ground.

Taking the First Step Gently

A move like this should feel thoughtful and well planned. My Transition with Care method is built for couples who are ready, or almost ready, and want the process to unfold at a pace that suits them.

If this sounds like where you are right now, I'd be glad to talk about what your next chapter could look like. You can read more on the Downsizing in Waterloo Region page, or reach out directly. You have spent years taking care of others, and now it is your turn.

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team at Peak Realty Ltd. in Waterloo Region, hears this question in almost every first meeting with a downsizer: “Do we need to redo the kitchen before we sell?” In most cases the answer is no, and the plan that works is much smaller than people expect.Adapted from social posts Nicole shared between 2025 and 2026. Why a Big Renovation Rarely Pays Off Most people assume a full remodel gets top dollar: new kitchen, new floors, new everything. Over improving a home before you sell can waste your money. You spend thousands on upgrades, and you don’t always get that money back at closing. I once had a ...

Helping a parent move out of the family home is meaningful work, and it is often hard. Here is what I have learned helps most.Adapted from social posts Nicole shared between 2025 and 2026. Start the Conversation Early People often tell families to wait until Mom or Dad brings up moving. I wouldn’t. For many older adults, talking about a move feels like giving up independence or leaving a lifetime of memories behind, so they never raise it. Then a fall, a health problem or the loss ...
