The Appeal of an Older Home

Older homes often have craftsmanship and character that are hard to find in newer builds. Details like original hardwood floors, solid trim work, and cozy nooks give a home personality. Many sit on established streets with mature trees, which can help a new neighbourhood feel familiar quickly.

Room to Make It Your Own

An older home often comes with potential. Some buyers enjoy updating a kitchen or bathroom to suit their style. Others appreciate a home that previous owners have already cared for and updated. Either way, an older home can be shaped to fit the way you want to live.

What to Check Before You Buy

Character is only part of the picture. Before buying an older home, it is worth looking closely at:

  • The condition of the roof, windows, and foundation
  • The age of the electrical, plumbing, and heating systems
  • Stairs, entrances, and bathroom layouts, especially if you plan to stay for many years
  • Any updates you would want to make, and how they fit your plans and budget

A professional home inspection is the best way to understand what you are buying.

Is an Older Home Right for Your Downsize?

An older bungalow on a quiet street is exactly the right fit for some downsizers. Someone who wants as little maintenance as possible may be happier in a newer home or a condo. The right choice depends on how you want to live and how much upkeep you want to take on.

If you are curious about what an older home could offer you, I'd be glad to help you look at the options. You can read more on the Downsizing in Waterloo Region page, or reach out to start the conversation.

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team at Peak Realty Ltd. in Waterloo Region, hears this question in almost every first meeting with a downsizer: “Do we need to redo the kitchen before we sell?” In most cases the answer is no, and the plan that works is much smaller than people expect.Adapted from social posts Nicole shared between 2025 and 2026. Why a Big Renovation Rarely Pays Off Most people assume a full remodel gets top dollar: new kitchen, new floors, new everything. Over improving a home before you sell can waste your money. You spend thousands on upgrades, and you don’t always get that money back at closing. I once had a ...

Start the Conversation Early People often tell families to wait until Mom or Dad brings up moving. I wouldn’t. For many older adults, talking about a move feels like giving up independence or leaving a lifetime of memories behind, so they never raise it. Then a fall, a health problem or the loss ...
