Why the Holidays Can Work in Your Favour
Many sellers assume they should wait for spring. In my experience, the holiday season can work well for the right home. There are usually fewer homes on the market at this time of year, so a well-prepared listing has less competition for attention. The buyers who are out looking in December tend to have a real reason to move, such as a job change, a family need, or a closing date they have to meet.
A Home Can Show Well in Any Season
Each season gives a home something to highlight. In winter, warm lighting and a few tasteful decorations make rooms feel inviting. Fall brings colour to the front yard. Spring and summer show off gardens, patios, and long evenings outside. The goal is to present the home at its best for the season it is listed in.
A Few Things to Keep in Mind
- Keep decorations simple so buyers can still see the rooms and their features.
- Clear snow and ice from the driveway and walkways before every showing.
- Plan showing times around family gatherings so the home is ready when buyers arrive.
- Talk through closing dates early, since some buyers and sellers prefer to move after the new year.
The Best Time Is When You Are Ready
Waiting for a perfect season can keep you in a home that no longer fits. People buy and sell homes in every month of the year. The right time to list is when you are ready and your home is ready to show well. For downsizers, that timing usually has more to do with life than with the calendar.
