What SRES® Actually Means

Seniors Real Estate Specialist (SRES®) is a designation earned through additional training focused on the real estate needs of homeowners 50 and older, people navigating downsizing, retirement moves, and the practical and emotional sides of leaving a longtime home. It's a different skill set than a typical home sale, and it's built around exactly the kind of move a lot of downsizers are making.

A Downsizing Move Is Different From a Typical Move

A downsizing sale usually carries more than a typical move. There's often years, sometimes decades, of belongings and memories to sort through, decisions about what stays and what doesn't, and timing that has more to do with life circumstances than market conditions. Working with someone who understands that difference tends to make the whole process feel steadier.

What That Looked Like for One Couple

After years of caring for a large home in the city, one couple I worked with were ready for something quieter. They didn't want to move far, just into a smaller home with an easy-to-manage yard, in a community with a slower pace, close enough to still see family regularly. It sounded simple: sell, find a bungalow, move. In practice there were still plenty of questions and decisions along the way, and moments where they weren't sure what to do next. We talked through what they actually wanted, built a plan around it, and took it one step at a time, with no pressure to decide before they were ready. Today they're settled into a bungalow just outside Waterloo Region, spending time in the garden and taking drives to nearby towns, with more time for the things they were looking forward to.

What This Means for You

If you're 55 or older and downsizing is somewhere on your mind, working with someone trained specifically in this kind of move means fewer surprises and more of the process handled at your pace, not a generic timeline. There's no assumption that you need to decide anything right away.

If you're 55 and up and thinking about what downsizing could look like for you, I'd be glad to talk it through, no pressure, no obligation. You can read more about my approach on the Downsizing in Waterloo Region hub page, or reach out directly to start the conversation.

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team in Waterloo Region, works with empty nesters at every stage of deciding whether, and when, to downsize.Adapted from a social post Nicole originally shared in June 2026. There's No Deadline The best downsizing decisions are rarely made under pressure. You don't need to move today, and nothing about becoming an empty nester requires an immediate decision. What tends to make the biggest difference is understanding your options well before you actually need them, so that if or when the time comes, you're choosing rather than scrambling. The Moment Usually Announces Itself Quietly It rarely arrives as a single clear signal. More often it's a room that sits empty most ...

Bungalow vs. Condo: Which Is Right for Your Downsize in Waterloo Region?

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team in Waterloo Region, hears this question from almost every downsizer she works with: bungalow or condo?Adapted from a social post Nicole originally shared in April 2026. It Isn't Really About the Property Most people think the hardest part of downsizing is deciding to move. It isn't. The harder decision usually comes after that, once the options are actually in front of you: a condo apartment, or a house like a bungalow. Both can make sense, which is exactly what makes the choice difficult. The real question isn't which property is better. It's how you want to live, now and in the years ahead. What a Condo Can Offer A ...
