Downsizing One Step at a Time: A Calmer Way to Plan Your Move

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team at Peak Realty Ltd. in Waterloo Region, sees the same pattern with many downsizers: the move itself is manageable, and the overwhelm comes from trying to make every decision at once.

Why Downsizing Feels Like So Much

Downsizing is often treated as one big, stressful decision. People try to settle where to live, what to keep, when to sell, and what they can afford, all in their heads and all at the same time. That is usually where they get stuck.

The Path I See Work

The people who move forward tend to follow a path, whether they realize it or not.

  1. Get clear on what you want next. Think about how you want to live day to day, beyond simply wanting a smaller home.
  2. Understand your numbers early. Knowing what your home could sell for and what your next move looks like financially helps the uncertainty settle.
  3. Make a plan for your belongings. A clear approach to what stays and what goes prevents the overwhelm of tackling everything at once.
  4. Explore your options before you feel ready. Seeing bungalows, condos, and other homes removes pressure and helps you picture where you fit.
  5. Move forward one step at a time. Steady progress at a pace that feels right is enough.

No Rush Required

I often hear, “We're not in a rush.” I agree completely. A move with this much emotion attached should never be rushed. Once the idea is on your mind, though, it helps to start learning about your options so you have clarity before any big decisions are needed.

How the Transition with Care Method Helps

My Transition with Care method gives you step-by-step guidance at your own pace, from the first conversation to moving day. It can include help with preparing and marketing your home, decluttering, and coordinating the move, so you have support at each stage.

If you would prefer to take the calm route, I'd be glad to walk you through it. You can read more on the Downsizing in Waterloo Region page, or reach out to start the conversation.

Both options have benefits and risks, and the best choice depends on your situation, your timeline, and what helps you sleep at night.Adapted from a social post Nicole originally shared in June 2026. The Two Questions I Ask in Return When someone asks me this, I usually ask two questions back. The first tells me what options are available to you. The second shows me what would make you most comfortable during the transition. For most downsizers, ...

Nicole Schell, Broker and Seniors Real Estate Specialist (SRES®) with the Schell Real Estate Team in Waterloo Region, hears a common theme from people who've already downsized: nearly all of them wish they'd started sooner.Adapted from a social post Nicole originally shared in March 2025. Give Yourself More Time Than You Think You Need Downsizing almost always takes longer than people expect. Sorting through years of belongings isn't just about the stuff itself, it's about the memories attached to it. Rushing that process tends to make it harder, not easier. Giving yourself more time than feels necessary is usually what makes it feel manageable instead of overwhelming.
